• Look for obvious things like missing shingles and damage like broken, bent, or buckled shingles. Also, check the ground around your home for shingles that may have come loose during the storm. 
• Look for water damage. Check inside your home for yellow spots, bubbling, cracking, or peeling. 

If you find damage to your roof, take pictures first, you’ll want to document the damage. If there is major damage, use boards and tarps to keep the inside of your home and your belongings safe from further damage. Next, claim with your homeowner’s insurance. If you rent, your next step would be to contact your property manager or landlord.

What is the best time of year to have your roof replaced?

Monsoon season is July – August so avoiding that time frame is always a good idea. April – June is the best time to have your roof replaced in Arizona.  

Can you replace a roof during the monsoon season?

High winds, heavy rain, hail, and dust are all things that can damage your roof on a good day. Having your roof in the middle of a repair during a monsoon leaves it even more susceptible to damage. Monsoon storms are unpredictable, no matter how much the weatherman tries, they still pop up out of nowhere it seems. Just avoiding the months where monsoons are prevalent is your best option for getting your roof repaired without damage from a storm. 

 Can you replace a roof in the wintertime?

Roofers are skilled enough to replace your roof in almost any condition. In Arizona, it may get a little chilly, but unless up north, you don’t have to worry about snowfall. 

Can you live in your home while your roof is being replaced? 

Yes, you can, and there are pros and cons to staying in your home while your roof is replaced.

Some people worry that they will be in the way if the company replacing the roof needs access to the inside of the house. This is unlikely since any inspections that need to be done inside the home will most likely have been done before the work has started on your roof.

Why is it important to keep your trees trimmed and away from your roof? Besides the obvious concerns for damage, there are a few other reasons to keep in mind as well. 

Too shaded. Shade here in Arizona usually seems like a great idea, but too much shade in one area of a roof caused by trees that are too close can cause parts of your roof to not dry as quickly after a storm than other areas. It’s not good to let moisture linger too long on roofing shingles; it can cause decreased roof life. 

Debris.  Debris that falls from trees that are too close to the roof can cause damage and block important drainage.  in a large storm, think of all the leaves that fall from trees, even if they aren’t close to your roof; these leaves and small bits of debris would have nowhere to go if trees and other large objects were blocking the drainage.

Animal Access. Allowing trees too close to your roof can allow access to all sorts of small critters; everything from rats, snakes, cats, etc. can have easy access to your roof when trees are close.  Keeping your trees cut back away from the house, and the roof will discourage a whole host of critters from taking residency in your attic space.
